Site Overview
This project is a 25 level Luxury Condominium Tower located on Memorial Drive with panoramic views of Downtown, Uptown, Greenway Plaza, River Oaks, and Memorial Park. The building sits on a parking podium nested between the footprints of two residential mid-rise buildings. This planning strategy provides residents at even the lowest levels of the building with uninterrupted views over the rooftops of adjacent structures. Public spaces are located within the building at levels one, six, and the rooftop level twenty-five for a myriad of available community experiences. The triangular shape of the building footprint provides access to each level with a singular core reducing the amount columns required in residential areas and a minimal common corridor. The shape also provides an abundance of natural light and maximizes views for every residence on the floor.
The architecture is modern with residential detailing composed of brick and glass layered with shadow lines and expansive windows in setback jambs. Public spaces nested within the building massing are visibly displayed generating interest at multiple levels within the façade. Base, middle, and top is subtly expressed as the composition shifts from a dominate portion of brick at lower levels diminishing to reveal more glass at top levels with a heavy cornice flying overhead. The iconography is inspired by the Flatiron building in New York with a similar geometry, recomposed and integrated within its Memorial Drive, Buffalo Bayou high bank context.
